Housing Land Needs Study & Strategy
The Thunder Bay Housing Land Needs Study and Strategy will provide a detailed look at the state of current and future housing needs in the city. The Strategy includes forecasting future population growth and trends, identifying constraints and barriers to housing development, analyzing opportunities and limitations in the designated land supply, and providing a strategy that will help to meet the housing land needs of all Thunder Bay residents. The Strategy will focus on sustainable and efficient use of land and position Thunder Bay to be ready to accommodate future housing demands and support housing affordability.

Think about infill and redevelopment of existing areas as well as expansion into new growth areas. Consider that land within the Urban Settlement Area is less expensive to service by water and sewer infrastructure. Areas outside the Urban Settlement Area may have limited municipal water service but will not be serviced by the municipal sewer system.
